In-house cleaning/detailing is $25–$30 per hour and handyman labor is $35–$40 per hour. Inspections are free while our team is already on-site for a repair; otherwise they are $49 and include video.

Marketing upgrades

Professional property photos and 3D presentation are included with standard advertising. Drone or Matterport packages are $199.

Eviction assistance

In-house eviction-process assistance is free. Owners may choose separate attorney representation when legal counsel is needed or preferred.

Landscaping discount

Owners who pay for recurring landscaping receive a 0.5% management-fee discount.

Published prices are a general schedule and may be refined in the signed management agreement based on property condition, scope, local requirements, and any owner-approved third-party costs.

We also verify the information provided and may contact previous landlords. The goal is not simply to fill a vacancy quickly; it is to place a qualified, reliable tenant through a consistent and legally compliant process.

How do you determine the monthly rent?

We compare active competition, recent market activity, location, condition, amenities, and the owner’s goals to recommend a market-supported range. We want to protect income without allowing an unrealistic asking price to create a costly vacancy. At renewal, we review the market again and communicate any justified adjustment clearly and fairly.

Do you have in-house maintenance and cleaning resources?

Yes. Our in-house handyman and cleaning resources help us respond quickly, control routine labor costs, and prevent small problems from becoming larger repairs. We keep common tools and supplies available and coordinate trusted specialists when a licensed trade or additional expertise is required. Owners are kept informed of material work and costs.

How will you present and market my rental?

Our available marketing services include professional photography, 3D presentation, virtual and in-person showings, and clear listing copy that highlights the property’s strongest features. Standard advertising is included, and optional drone or Matterport packages are published in our transparent fee schedule.

Where will you list my property?

We distribute qualified listings across major rental and real-estate platforms and use MLS exposure when appropriate and available for the property and market. Broad distribution is paired with responsive inquiry handling so visibility turns into showings, applications, and a shorter vacancy period.

Can you help if a tenant stops paying?

We manage delinquency communication, required notices, documentation, and in-house eviction-process coordination within the rules of the property’s jurisdiction. If a matter requires or would benefit from an attorney, we will explain that promptly and coordinate with owner-approved counsel rather than allowing the situation to drift.

Can you advise me on another investment property?

We can share practical, market-informed observations about rent potential, likely management demands, maintenance exposure, and tenant demand based on the regions we serve. That operational perspective can help an owner evaluate a possible addition to a portfolio alongside their financial, tax, and legal advisers.
