We verify employment and income to ensure financial stability and ability to meet rent obligations. Additionally, we contact past landlords to assess the tenant’s rental behavior, looking for any red flags like late payments, property damage, or disturbances. This meticulous screening process helps us to select tenants who are not only reliable and financially responsible but also likely to contribute positively to the community atmosphere within our properties, ensuring a harmonious living environment for all residents.

How do you decide on what to charge a prospective tenant?

At DAP PROPS we understand that your property is not just a home, but a valuable investment. Our approach to rent negotiation is both proactive and strategic. When listing your home and screening potential new tenants, there is sometimes a competitive nature amongst applicants wherein multiple interested parties want to fill the prospective property. We leverage this demand to negotiate terms that favor you, the owner, often securing above-market rates through our expert negotiation tactics.  We have the experience to know when a listing price is too high, to keep the home competitive on the market.  Nothing is worse than a home sitting on the market for more than four weeks, but rest assured even “sitting” listings we have tactics we know to get the unit filled to fight your number one enemy, vacancy! When leases are up for renewal, we start negotiations early, setting the stage for optimal rental rates even before the current lease ends. This proactive stance allows us to gauge tenant interest, market conditions, and adjust our strategy accordingly. Our team conducts thorough market analysis to ensure your property’s rent reflects its true value, taking into account location, amenities, and current market trends. We aim not just for competitive pricing, but for the top dollar your property deserves. Our negotiators are skilled in the art of deal-making. At DAP PROPS, our in-house Handyman & Cleaning team, fully licensed and insured through our company, plays a pivotal role in maintaining cost control and affordability in property repairs, ensuring that every penny spent on maintenance adds value rather than just expense. By having our own team of skilled professionals, we bypass the often inflated costs and delays associated with external contractors, providing immediate response to maintenance issues which prevents small problems from ballooning into costly repairs. Our strategy includes the holding of many specialized tools in-house to help us compete with the skill level of a subcontractor or general contractor, and also bulk purchasing of common repair supplies and materials, which not only reduces costs through economies of scale but also ensures that our team has the necessary supplies on hand, minimizing downtime and additional service calls. This team’s specialization in property maintenance means they work with an efficiency that general contractors might not match, knowing the common issues and best practices for our properties. Additionally, we engage in preventive maintenance, scheduling regular checks that catch potential problems early, saving on emergency repair costs. This technology allows viewers to explore your property as if they were physically there, increasing engagement and interest. While we focus on digital marketing, our approach can simulate the open house experience through virtual means, making your property accessible to a broader audience without the need for physical presence. We also provide in-person open houses.  All these services are provided at no additional cost to you, as part of our commitment to ensure your property stands out in a competitive market. Where do you list my property?

At DAP PROPS, we understand the power of visibility in the real estate market. That’s why we ensure your property gains maximum exposure through strategic listing practices:  We list your property on the MLS, a comprehensive database accessed by real estate professionals, ensuring that your property is visible to a vast network of agents and potential tenants looking for their next home.  Beyond the MLS, we cast a wide net by listing your property on all leading rental websites including Zillow, Trulia, Realtor.com, and more. This multi-platform approach not only increases the chances of your property being seen by a larger audience but also targets individuals actively searching for rental opportunities across various digital landscapes.  Our goal is to minimize vacancy periods and attract quality tenants swiftly. By leveraging these powerful tools and platforms, we position your property in front of as many eyes as possible, ensuring it stands out in a crowded market and appeals to the right tenants at the right time.

Do you handle evictions for free?

Our in-house team is thoroughly trained in the local and state eviction laws. This knowledge allows us to navigate the legal landscape without the immediate need for an attorney, ensuring all notices and procedures comply with legal standards. We’ve been through this before and we know the games people play and we know how to be one step ahead. We start by issuing the necessary eviction notices (e.g., Notice to Pay or Quit, Cure or Quit, or Unconditional Quit Notices) as required by law. This step is handled internally, ensuring the correct form and service of notice, which is critical for the eviction process to proceed legally. Our team meticulously documents all interactions, rent payment histories, violations of lease terms, and communications with the tenant. This documentation is crucial when filing for eviction and can often be managed without legal help. If the tenant does not comply with the notice, our team will prepare and file the eviction lawsuit (unlawful detainer action) at the local courthouse. This includes preparing the summons and complaint, which we’ve streamlined to reduce costs. While we aim to handle most of the process in-house, for court appearances, if the situation allows, one of our experienced property managers, well-versed in the eviction process, might represent the property owner. However, in jurisdictions or situations where legal representation is beneficial or required, we’ll advise on securing legal counsel, but up to that point, we manage the process. After obtaining a judgment for possession, if the tenant still does not vacate, our team coordinates with the sheriff or appropriate law enforcement to execute the writ of possession, ensuring the physical eviction is carried out according to legal protocols. By handling these steps in-house, we significantly reduce the costs associated with evictions. Attorney fees can be one of the largest expenses in the eviction process, and by managing this internally, we offer our clients a cost-effective solution. Our in-house staff time comes at NO COST to you. Beyond handling evictions, we focus on education and prevention strategies. Our team provides guidance on tenant screening, lease agreements, and regular property checks to minimize the need for evictions in the first place. Throughout this process, our team offers continuous support and advice to property owners, ensuring they understand each step and what to expect, reducing anxiety and uncertainty associated with tenant evictions. Most of the time nothing ever gets to the actual hearing, because our team is talented in negotiations, and will typically get a great settlement for the property owner in a joint settlement conference haring prior to any actual hearings.

Service Calls

$39! We only pass on direct costs from our handyman or contractor.  We do not add any indirect costs, which is common with many management companies.

Labor Rates

We have licensed and insured staff including cleaners, detailers, and handyman! Our rates per area range from $25-30/hr for cleaning/detailing, and $35-40/hr for our in-house handyman rates. Save $1000’s by utilizing our skilled and experienced in-house staff when possible instead before we start talking to our licensed contractors and licensed subcontractors. 

Landscaping

We will credit you a 1/2(.5)% discount on property management if you pay for regular landscaping.  Landscaping rates vary depending on the quality and quantity of your landscaping needs. Regular maintenance creates less expenses and less work for everyone at the end of the day.  

Inspections

Both remote and in-person building inspections are available at your request at $49/inspection.  Our staff will take a full video recording of the entire property from head to toe for you in 4K video! We recommend doing these quarterly. Catch disasters and problem tenants early with a check for damages, smells, leaks, mold, unauthorized pets, excessive tenants, unsafe conditions, and reduce liabilities on you and us.

Tenant Eviction Assistance

FREE eviction assistance. We will file all forms, and handle all process serving, show up for you in court, and arbitrate for you with the tenant. An attorney is still an option, but we are successful without an attorney in many circumstances.

FREE! We post to seven different online and local platforms to showcase your property. We include DSLR photos of your property for FREE that are processed professionally.  Your 3D tour is FREE! Drone video and photography and Matterport walkthroughs are a $199 add-on.
